Posner Advertising Wins 5 Major Manhattan Real Estate Assignments

Innovative Marketing Solutions Win Developer's Confidence

NEW YORK, NY (June 17, 2005) - Posner Advertising, experts in real estate marketing since 1959, has been awarded 5 new marketing and advertising accounts for high-visibility Manhattan properties. They include: Avalon Chrystie Place on the Lower East Side, 823 Park Avenue, Herald Towers at 50 West 34th Street, Sky New York at 555 West 59th Street, and 90 West Street in lower Manhattan. In each case, the client sought innovative thinking to stand out in a competitive real estate marketplace.

"The real estate industry is rapidly realizing that innovative technology can make the interactive experience better for both buyers and sellers," said Bob Posner, company principal, Posner Advertising. Posner pointed to Avalon Chrystie Place as an example of meeting the "on demand" consumer model of today's tech-savvy real estate buyer. AvalonBay Communities, Multifamily Executive's 2004 "Builder of the Year," has built dozens of luxury rental communities in the NYC metro area. For its first Manhattan building, Avalon challenged Posner's team to develop a website that combined the visual "wow factor" of Flash design while also receiving top ranking in Google and other search indexes, a combination which most tech experts maintain isn't even possible. The result, www.AvalonChrystiePlace.com, clearly works to the advantage of both real estate consumers and the client.

For developer Property Marketing Group (PMG), offering just 12 luxury condominiums at 823 Park Avenue and East 75th Street, Posner's marketing focus is targeted to affluent buyers seeking the space and amenities of a classic Park Avenue full-floor condominium. The 4,000 square foot residences, featuring interiors designed by Barry Rice, are being co-marketed by Posner and Prudential Douglas Elliman to emphasize its marketplace rarity. The exclusivity in its marketing is enhanced by details like hand-painted watercolor renderings, which can be considered art by itself. Posner is also working with PMG on Herald Towers on West 34th Street, which is being converted from rentals to condominiums.

Sky New York, 555 West 59th Street, is a glass tower to be built back from the street, creating outdoor space and generating optimum light. Developers Brack Capital Real Estate and Continental Real Estate Ventures wanted a campaign to attract singles, couples and families who are seeking a new living experience in a neighborhood they've defined as "The New West Side," the area between Hudson River and Central Parks. According to Posner, its trend-setting marketing components will position Sky New York as the pacesetter for an emerging neighborhood.

With its location adjacent to the World Trade Center, tenants will likely have a more emotional connection to 90 West Street. The 1907 skyscraper, lovingly restored by owners The Kibel Companies, Brack Capital Real Estate and BD Hotels, preserves the limestone and Neo-Gothic adornments originally designed by architect Cass Gilbert of Woolworth Building fame. For its conversion to 410 residential apartments ranging from studios to three-bedroom units, Posner Advertising and leasing agent Citi Habitats Marketing Group developed an integrated campaign of online, print, branding, signage, sales office design, website, brochures and collateral.

For Posner Advertising, these new accounts are in addition to recent New York City work that includes Trump Park Avenue, 47 East 91st Street, The Manhattes Group's 21 East 96th Street, The Hudson Companies' and The Related Companies' RiverWalk on Roosevelt Island, and Metro Loft Management's 63 Wall Street.
